Taylor & Cook Rentals/Jimboomba Real Estate

Taylor & Cook Rentals Jimboomba offers an excellent service to owners of investment Properties.

Our service to all owners includes:

  • Three - four monthly periodic inspections on the property. Owners supplied with a written report. Owners are welcome to attend any inspections.
  • Property maintenance arranged when required on the property (whether this is with your preferred trade people or our trade people). Payment made from Rental Trust Account – if approved by owners.
  • Payment of Council Rated through the Rental Trust Account – if requested.
  • Condition Report completed prior to tenants taking possession of the property.
  • Water Usage – owner pays first 42.85kl per quarter @ price per rate notice.
  • Mid month payment arranged (as discussed upon signing Management Agreement form). A payment will be made on or around the 15th of the month and again at the end of the month.
  • Statements of Rental Accounts will be issued monthly.
  • Direct Deposits to bank accounts via Internet.
  • Letting fee is equal to first weeks rent + GST on new tenants only.
  • Management fee = 7.5% + GST on rent collected.
  • $3.50 + GST for postage and petties per month is also payable.

Jimboomba Real Estate/Taylor & Cook Real Estate—Jimboomba commenced trading in 1988 & is the longest standing real estate in Jimboomba. On the 1st of November 2004, Taylor & Cook Real Estate sold its Rent Roll to Jody Crosby, who has been managing their rent roll for the last three years. This was the start of Taylor & Cook Rentals—a fully dedicated Rental Agency in Jimboomba, servicing the Beaudesert and Logan shires.

Rentals

Prospective tenants
The best standard of tenants is strived for at all times. We do numerous checks on prospective tenants to ensure the right tenant is chosen for your property.

Residential Tenancy Agreements
REIQ Tenancy Agreements are used to draw up the lease for your property. This contains all the necessary clauses and conditions needed for your property.

Rental Collections
All monies are payable to our trust account either in person at our office, by cheque through the mail, or by direct deposit into our nominated bank account. All rent payments are monitered daily and the appropriate action taken promptly if rent should fall behind. A rental bond equivalent to four (4) weeks rent is collected by us and held by the Residential Tenancies Authority. If the rent goes up during the tenancy, the difference in bond money will be collected to ensure four (4) weeks bond is held at all times.

Payment to owners
Payments are made on or around the 15th and 30th of each month. Payment is made by direct deposit into your bank account, unless other arrangements are made.

Accounting
Statements and any other information (invoices, receipts, etc) are forwarded to owners at the end of each month. The statements show all transactions for that month less management fees.

We are governed by and work closely with the RTA and the REIQ. We utilize their forms and information with all aspects of the tenancy.

Regular Rental Revision
We monitor the rental market closely to ensure you are receiving the highest return for your valuable investment property.

Account payment service
One of the many services we offer is an account payment service that allows you to sit back and relax while we pay your bills such as your house insurance, rates notice etc. These payments will be taken out of your monthly payments, with all left over funds being deposited into your account.
